Quality Features
- All exterior colours are to be from pre-selected colour schemes.
- Foundations are to be 20 Mpa concrete with Delta M.S. air cap
drain membrane.
- Municipal sanitary sewer and water system connections.
- Clay brick veneer front (or entire house).
- Vinyl siding sides and rear, or where applicable.
- Maintenance free aluminum soffit, fascia, trough and down pipes.
- Twenty year self sealing asphalt shingles.
- Choice of front door colour. Metal clad insulated entry door
and all other exterior doors.
- All windows to be vinyl with thermal double pane insulated glass.
- All opening windows have screens.
- Vinyl patio door with large rolling screen door.
- Sectional aluminum overhead garage door.
- 5/8" tongue and groove plywood sub-floors, screwed down
and glued with 1 1/2" Tungston screws and sanded joints.
- Plywood roof sheathing.
- All interior walls that are to be finished are to receive two
coats of paint finish.
- Washable textured ceiling spray where applicable with smooth
painted bordered edge.
- 28 oz. wall to wall (as per builder's samples) with foam underpad
in all areas designated for carpet.
- Main stairs are to be carpet covered. (All stairs in non-finished
areas are to be unfinished)
- Ceramic floor tile in front entrance, kitchen, and bathroom
(standard from builder's samples).
- Brass finish on exterior hardware and exterior front elevation
light fixtures.
- Interior doors are to be "800 series", with 2 3/4" casing
and 4 1/4" baseboard.
- Interior doors are to be polished brass finish. Solid levered
interior door handles.
- Mirrors over all vanity cabinets.
- Custom created oak railing on main floor stairs or 1/2 wall
as per plan.
- All hot and cold water lines are to be 1/2" copper.
- Chrome finish single handle Moen plumbing faucets (except for
laundry room).
- Double basin stainless steel sink in kitchen with single pull
lifetime warranty chrome Moen tapes.
- One-piece bathtub in main bathroom.
- White toilets, china vanity basins, and tubs (Moentrols in showers
or 1 pc. tubs).
- Rough-in plumbing and electrical for dishwasher.
- One exterior hose bib in rear of house and one in garage.
- Laundry tub, where indicated on plans, with faucet and standpipe
for clothes washer is included. Also included is a hot and cold
water hook-up for the washer and a vent for the dryer.
- Rough-in three-piece washroom in basement.
- Hot water tank to be installed by the Gas Company on a rental
basis.
- Underground electrical service from property line to house,
and 100 AMP electrical service.
- One exterior type electrical G.F.I. outlet.
- Two speed range hood with light, vented to exterior.
- 220 amp electrical outlet for range and clothes dryer.
- Standard light fixtures as per model home.
- Exhaust fans in all bathrooms (to exterior).
- Prewiring for three telephone jacks and three cable outlets.
- Heating system to be gas fired name brand high efficiency system
with duct sizing suitable for future air conditioning.
- Custom quality oak and maple kitchen cabinets and vanity cabinets
as per plans, as well as choice of knobs and extensive assortment
of countertop styles (from builder's samples).
- R20 insulation walls and R32 blown in insulation in ceiling.
- Full sodded lot.
- House survey released on closing.
- All construction to be in accordance with the latest Ontario
Building Code requirements.
- Deck on raised bungalows and two storey houses.
